Q. What nationalities are permitted to purchase a property?

A. Some of the countries Turkey has a reciprocal agreement for the purchase of land and properties;
England, Ireland, Germany, Holland, Norway, Sweden, Denmark, Austria, Switzerland, Belgium, USA, Spain, Italy, Canada, Luxembourg, Australia, France, Greece, Portugal, Poland, Croatia, Israel, Finland, Estonia, Hungary, and some African and South American states.

Q. How long does it all take and how does it work?

A. It takes between 1 to 2 months to receive the final Tapu ( Title Deeds).
After signing the reservation contract, the copies of the buyers passport will be handovered to the local land registry office, the copies and the official papers showing the location of the property will be sent to a Military Head office in Izmir to be checked that the mentioned property is not in a Military Zone. After the approval of the permission our company pays the necessary fees and taxes to the authorised bank (T.C. Ziraat Bankasi) and to the tax office in Manavgat. The official receipts of these taxes and fees will be declared during the transaction in the Land registry office. Finally the buyer and seller signs the land registry book under the supervision of an official interpreter.

Q. Do I have to be a resident or have a resident’s visa to purchase?

A. No, To buy a property you do not have to have a Residents visa. This is only required if you want to stay longer than three consecutive months, or wish to have a phone or buy a car. Then the three months tourist visa is not enough.

Q. What do I have to check before purchasing?

A. Check that there are no outstanding rental agreements or mortgages.
That the seller has the legal right to sell the property and that they have a Tapu ( Title Deeds) for it.
If there is an agent how much commission is payable, commissions rates are usually very high in sales where European clients are involved.

Q. Do I have any Taxes and fees to pay for the purchasing?

A. There are some taxes payable, however some are a “once only tax” i.e.
3% of the declared value of the property,
Education and earthquake tax approx. £30
All formal documentation and copies approx. £180
Interpreter fees approx. £50

Water: Connection fee for new homes, approx. £55 Paid by Mecitoglu Homes
Electric: Connection fee for new homes, approx. £80 Paid by Mecitoglu Homes
Telephone: Connection fee £15 approx.
All these costs are included in our property prices, which is not a regular application in Turkey.

Q. If I sell my property can I take the proceeds back to the U.K.?

A. You have the legal right to take the proceeds back to the U.K.

Q. Can I will my property to my beneficiaries?

A. You can make a Turkish Will and leave your property to your beneficiaries, however if you hadn’t made a will, the property goes to your next of kin.

Q. Can I import my belongings/furniture and car into Turkey?

A. You can, but it is expensive for transportation and Duty, so it may be advisable to purchase your furniture here.

How To Generate Free Publicity, Prospects, & Profits on a Zero Dollar Budget in 4 Easy Steps

    It's true. There is a strategy that is so under used, yet is so powerful, that can literally boost your business overnight!

    Are you tired and frustrated with wasting your precious time and throwing your hard earned money out the window trying to promote your business with dead-end methods?

    Then I'm going to make this easy for you. And don't think for one second this won't work for you.

    I could have titled this article, "How to promote your business for f.ree in 5 easy letters".

    Those letters spell: 'W-o-r-d-s'. It will all make [dollars and] sense as we begin with step one.

    Step One - Write an Article

    I know what you're thinking, "but I'm not a writer. I can't write an article". I say, 'yes you can'. If you know your product or service and the benefits that it provides, then you can write an article.

    Simply take those benefits and put them into an article form. Create a tutorial. For example, take '5 Tips' and write a small paragraph under each tip. You might write '5 Stroke-Saving Tips To A Better Golf Game'.

    Of course, your service will cover many more aspects of the game of golf, but you're providing some useful tips that your prospects can use right now. This will turn prospects into customers for you later.

    Step Two - Create A "Resource Box"

    While your article provides the benefits (what's in it for the customer) of using your product or service, the resource box directs the reader to your email address or web site to contact you or get more information about you and your business.     Step Three - Send Article to Newsletter Publishers

    Honeymoon Trends

    While the traditional vows endure, the ways to celebrate a marriage have changed right along with the travel industry. Today's honeymooner may be looking for value, adventure, or variety and searching for a getaway that's as exotic as a stay in a private European castle or nearby as a local bed-and-breakfast inn.

    One constant is that couples are willing to spend money on a honeymoon - an average of $1,402 per couple compared to $421 spent annually on regular trips according to the Travel Industry Association of America. Young couples, age 18 to 24 years, spend the most on honeymoons, averaging $1,873. And as many as one-third of all honeymooners spend over $2,500 for that once-in-a-lifetime trip.

    And while the move is back toward the traditional wedding and honeymoon associated with earlier generations, today's newlyweds are a far cry from the travelers of earlier days. "They're looking more for luxurious and romantic places, like the little out-of-the-way small hotels and inns and private castles," points out Sylvie del Giudice, spokeswoman for Les Romantiques Hotels. "They're ready for a different experience. It's the experience of a lifetime. They are choosing to go further away on their honeymoon to a different environment and that includes everything: a different language, culture, and food."

    Today's couples are finding new ways to celebrate their union, creating honeymoon trends that are being felt throughout the industry.

    ALL-INCLUSIVE FUN

    Started in Jamaica but spread throughout the Caribbean and Mexico and into some other regions as well, the all-inclusive vacation is becoming ever more popular with honeymooners - and their families. Their "one price pays all" policy makes the all-inclusive trip more and more convenient for parents purchasing a honeymoon package as a gift for newlyweds. Air, transfers, meals, drinks, watersports, and even tips are included in the tab at all-inclusive resorts.

    GETTING MARRIED ON YOUR HONEYMOON

    Getting married on your honeymoon is also an increasingly popular concept in the Caribbean, where resort packages provide everything from wedding cake to music. At some properties like SuperClubs (http://www.superclubs.com), guests can enjoy a free wedding, including the minister's fee and marriage license.

    MEXICO AND CANADA

    The devaluation of Canada and Mexico's currencies mean an increase in honeymoon business for financial reasons. Canada is also gaining popularity as a honeymoon hotspot. Couples looking for a white honeymoon find it in ski areas such as Banff, Whistler, and Jasper, and those seeking big city culture seek out cities like Toronto, Montreal, and Vancouver. The current strength of the American dollar against the Canadian also makes our northern neighbor an attractive honeymoon destination. "Canada is extremely popular as a honeymoon destination," explains Judy Love Rondeau from the office of the Canadian Consulate General in Dallas. "Your money goes 40% further in Canada. Also, honeymooners like the cities of Montreal and Quebec City because they are like going to Paris without going so far and spending so much money."

    CITY DESTINATIONS

    For some couples, a chance to enjoy the romance of a big city and the elegance of fine dining makes major cities a honeymoon destination. A recent study by the American Society of Travel Agents showed that the most popular city was Las Vegas. Orlando, New York, San Francisco, and Los Angeles were other top choices.

    OVERSEAS DESTINATIONS

    While some couples choose to vacation close to home, conserving both time and money, others see a honeymoon as a chance for a once-in-a-lifetime trip. For these travelers, it's the time for a fantasy journey to destinations whose very names mean romance. For these lucky honeymooners, the American Society of Travel Agents has found that Great Britain is the top European destination, followed by France and Germany.

    "We see more and more honeymooners going to Europe versus the Caribbean," says Les Romantiques Hotels' Sylvie del Giudice. "People are getting married older, and they're more interested in the culture and the experience and the discovery of Europe. Or they want to go back to Europe. I deal a lot with people who went to Paris once and now want to show it to their spouse.

    "They usually combine romantic cities like Paris, Florence, or Rome with a resort escape like the Riviera or Normandy or the Amalfi coast of Italy so they have the best of both worlds," explains del Giudice. "We have also noticed that honeymooners are becoming more and more adventurous and discovering new areas."

    Looking for new European experiences is also bringing more honeymooners to less traditional destinations. Destinations like Portugal, Malta, and Turkey are gaining popularity.

    ADVENTURE HONEYMOONS

    The current trend toward adventure and eco-tourism vacations hasn't overlooked the honeymoon industry. "We have seen a number of newlyweds go on dude ranch vacations as well as our other trips like the cattle drives," says Dave Wiggins, president of Boulder, Colorado-based American Wilderness Experience. "It's the kind of thing for couples who are looking for something inspiring, something they can come back and say 'guess what we did on our honeymoon.'"

    Although Wiggins has sold many honeymooners rugged adventure packages, ranging from a 10-day safari in Alaska to sea kayaking in Baja Mexico to river rafting along Idaho's Salmon River, many honeymooners favor soft adventure. "The lodge-based vacations tend to be more popular with honeymooners because they have a bed and roof over their head and a hot shower," points out Wiggins.

    "We're seeing more and more soft adventure travel so we have more deluxe lodge-based options," points out Wiggins. Whether honeymooners overnight in a mountain cabin or in a seaside tent, however, he explains the popularity of adventure travel with today's travelers. "At a resort there's a lot to pick and choose, but you can find yourself being a spectator and watching the action go around. On an adventure trip, you're smack dab in the action. There's no sitting back and watching the action go by in front of you - you are the action on an adventure tour."

    Finding that special quality is up to the individual honeymooners themselves. With the myriad of choices and a selection of atmosphere that ranges from white-knuckle adventure to hedonistic laziness, there's something for everybody.

    A new year always means a chance for a new start. You and yours can begin this new year by making some travel resolutions together, regardless of your time and budget restraints. Put aside those old travel habits and make some new ones! Let this be the year that your travel plans focus on fun, fantasy, and festivities!

    (1) We're going to plan a real vacation. No, it doesn't have to be an around the world cruise or first class getaway (but if you can afford it, what are you waiting for?) It does have to be an honest-to-goodness vacation, though. No cell phones, no laptops. Mark the dates on the calendar and keep it just like you'd keep any business appointment. The business of romantic travel, though, is a fun one and an activity that the two of you can plan for months.

    (2) We're going to involve each other in the trip planning. All too often, one partner gets the job for planning a trip...and that task quickly becomes a bore. Plan your trips together! Anticipation is half the fun. Visit a travel agent. Collect brochures. Buy a guidebook. Rent a video about your destination. Search the internet for information.

    (3) We're going to do something we've never done. Here you can be as mild -- or as wild -- as you dare. Go whitewater rafting. Rent a houseboat. Take a hot air balloon ride. Spend the night in a local bed and breakfast. Learn to scuba dive. Dance the whole night away under the stars. The choice is yours.

    (4) We're going to take one mini-vacation every month. Whether it's for the night or just for the night out, plan one tiny slice of a vacation every single month. The only rule: you must pretend you're on vacation. Book a night at a local bed and breakfast. Call your local hotel and find out their non-peak nights (in business-oriented cities, it's usually Friday and Saturday) then plan a short romantic getaway.

    (5) We're going to go to at least one festival. Special events take place at just about every community around the world. Whatever your interests -- from square dancing to sandcastle building -- you'll find a festival celebrating with a day or two of fun and food. If you don't have the time or budget to go far, contact area chamber of commerce or tourism offices within a day's drive of your home for their calendar of events. If you can, extend your trip into a long weekend. If you've got the time and resources, check out some of the major fun festivals: Carnival, Mardi Gras, Rio's Carnivale. Don't forget your costume!

    The Travel Industry Association of America (TIA) released their annual Travelers’ Use of the Internet study in December 2003. The study shows an increase in the number of people using the internet to research and book travel.

    TIA found that 30% of the adult U.S. population (63.8 million) consult the web for travel information. These travelers spend (on average) $300 more on travel, and nearly 40% had an annual household income above $75,000.

    Online travelers surf to two or more travel websites, spending an average of 37 minutes. They research and compare prices, check schedules and book trips. The number of people actually booking online increased by 8% over 2002 and grew to 42.2 million people in 2003. Within this group of online travelers, 32 million people made travel arrangements exclusively through the internet (a figure expected to grow according to the TIA).

    10 million travelers responded to email campaigns, causing the TIA to believe that email campaigns are stimulating unplanned travel.

    TIA stated that the top 10 travel websites are:

    Expedia, Travelocity, Orbitz, Yahoo Travel, Cheap Tickets, Hot Wire, VIPfares, Priceline.com, ITN.net, TravelNow.com

    If your business supplies lodging, real estate, shopping, recreation, dining, events or tourist related specialty services, it may be wise to place advertisements with these websites. If you are not making full use of the internet for your marketing campaigns you are missing 30% of your potential market.

    As online travelers’ habits become more sophisticated you will find them expecting to find and book everything from one location.
